			<content:encoded><![CDATA[<p><strong>The Berkeley<span style="color: #444444;"> </span>Stage 1</strong></p>
<p>The Interiors to Stage 1 of the Project are mostly completed including the car parking. All essential services are operational within the Stage 1 portion of the building. The Exterior of Stage 1 still requires completion of the Landscaping and external promenade works. This has been interrupted by the Building Trades Christmas &amp; New Year close down with the Builders starting back after the break on the 16th of January 2012. It is eatimated that the above works will take until the end of January 2012</p>
<p><strong><strong>The Berkeley<span style="color: #444444;"> </span></strong>Stage 2</strong></p>
<p>Outstanding Works<br />
The exterior of Stage 2 is nearing completion. The interiors of Stage 2 are well under way towards completion, with Practical Completion of Stage 2 estimated as being on or about the end of February 2012. Landscaping and promenade works are due to commence towards the end of January 2012 and be completed by the end of February 2012. Essential Services are in place for most of Stage 2. Elevators are on site and have been commissioned.</p>

			<content:encoded><![CDATA[<p>Slowly but surely stage 1 of the Berkeley is going up nicely. </p>
<p>As the plaster comes together, the outer shell of stage 1 is shining through the window frames which are now in place, the Berkeley is taking shape now. Even though it may be just a shell of the internal fittings, the kitchen looks astounding! Just imagine when the bench tops and finishing touches are added. Every apartment will soon be coming to life with glamour and colour.<br />
Not too far behind stage 1, stage 2 is coming along swimmingly. With the timber frames finally up and running as well as 50% of the plaster completed, stage 2 will soon enough start looking like individual apartments. </p>
<p>Notwithstanding inclement weather or other unforeseen sources of delays, our target completion dates of stage 1 by early November or December this year followed by stage 2 by late December seems quite achievable. </p>

<p>Progress has been slower than hoped due to excessive rainfall for this time of year along with the large number of holiday and industry wide rostered days off. However, the Project is still tracking well with stage 1 being 1 week behind schedule, which the builder believes will pick up with Stage 2 of the Project being right on schedule.</p>
<p>The following is a very brief summary of where we are at:<br />
Stage 1 Level 1<br />
• All slabs on ground and have been completed<br />
• All formwork has been stripped<br />
• Basement stormwater pumps are installed and working<br />
• Electrical Cables and lighting installed.</p>
<p>Stages 1 &#038; 2 Level 2<br />
• Suspended slabs complete.<br />
• Electrical Cables and lighting installed to car park area</p>
<p>Stages 1 &#038; 2 Level 3<br />
• Slabs complete<br />
• Formwork stripped<br />
• Services roughed in for 20%<br />
• Pre cast panels 100% complete</p>
<p>Stages 1 &#038; 2 Level 4<br />
• Suspended slab poured<br />
• Stripping of suspended slab is 80% complete<br />
• Pre cast panels 100% complete</p>
<p>Stages 1 &#038; 2 Level 5<br />
• Level 5 slab is around 60% complete<br />
• Pre cast panels 40% complete</p>
